Three more data centers on the way Competition for providing AI processing services to government ministries, private companies, and the defense sector in Israel is expanding by leaps and bounds, with Mega Or planning to build another data center, several times larger than the one in Modi'in, in Beit Shemesh.It will be built to operate with an electrical capacity of up to 220 megawatts within about a decade at a site in Beit Shemesh, on a plot of land adjacent to the cement plant. If demand for the Beit Shemesh site proves to be strong, Mega Or could continue to invest in the center up to a maximum of 220 megawatts by 2035. The data center itself is large, potentially spanning 54,000 square meters, and its construction cost is expected to exceed $2 billion over a decade. Owensboro city commissioners are largely in favor of regulations that would allow tiny homes and other accessory dwelling units in the city, with some stipulations. In August, Brian Howard, executive director of the Owensboro Metropolitan Planning Commission, gave a presentation to city commissioners about accessory dwelling units — smaller living quarters on the same property as a main home. The unit can be a separate structure or a small home built above a garage or in a basement. The issue of allowing tiny homes and similar residences in Owensboro has been discussed as a way to help alleviate both homelessness and the city’s housing shortage. According to the Kentucky Housing Corp., Daviess County has a shortage of about 3,500 homes. The Metropolitan Planning Commission would have to amend current zoning ordinances to allow accessory dwelling units in the city and county. “I haven’t (received) any feedback from the city on whether they want us to move forward or not,” Howard said earlier this week. “We have done research and we know what other cities have done. We just haven’t gotten any guidance since then.” There are multiple reasons the city has fewer homes than needed, but the shortage is widespread. “It’s the same everywhere. Everyone is experiencing a shortage of units,” said Abby Shelton, director of the city’s Community Development Department. “We are really missing the starter homes. Those just don’t exist.” The problem dates back to the 2008 subprime mortgage crisis, which helped cause the Great Recession. Fewer homes have been built since then, and prices for available homes remain elevated. “But for the existing units out there, they are very high compared to what they were six or seven years ago,” Shelton said. Building an Accessory Dwelling Unit on Bainbridge Island? It’s now almost as easy as “add water and stir.” A new city ordinance would help fast-track construction of ADUs on Bainbridge by offering a set of pre-approved designs for homeowners to choose from. On Oct. 14, the Bainbridge Island City Council unanimously passed an ordinance that loosens the requirements for ADU construction, allowing homeowners on BI to participate in a countywide program that aims to make the process more affordable and quicker. Six “permit-ready” layouts, designed by a team of architects hired by the Kitsap Regional Coordinating Council, are now available for homeowners to select as a base layout for an ADU — but they can style it themselves, explained city permit supervisor Darron Buchanan. Currently available designs range from 480 to 1,000 square feet and feature a modern, Pacific Northwest-inspired look. “The plan sets come with a variety of options to choose from, including roof pitch, siding color, lighting fixtures, door style, and many more,” said Buchanan. Some limits in the previous municipal code for ADUs prevented islanders from participating in the program. With the changes approved by council, a 900 square footage cap was lifted to 1,000 square feet; ADUs are no longer required to share a driveway with the main home; one-story ADUs can now be placed closer to the road and main home, with permission from the planning department; and they can be placed in view of the public right-of-way, no longer “maintaining the appearance of the primary dwelling as a single-family dwelling.” While homeowners who opt for a pre-approved ADU will be able to expedite permitting, avoid a design fee and forgo some building review requirements — including an architectural review, a structural review and an energy code review — they still have to comply with site plan reviews, such as zoning requirements, critical area restrictions and utility infrastructure capacity. Tesla Q3 2025 earnings expectations As we reported in our Tesla Q3 2025 earnings preview yesterday, the Wall Street consensus for this quarter was $26.457 billion in revenue and earnings of $0.55 per share. It would represent a record quarter in terms of revenue, thanks to record deliveries due to demand being pulled forward into Q3 in the US, amid the end of the federal tax credit for electric vehicles. However, the expectations suggest that Tesla’s earnings are continuing to erode despite the positive temporary circumstances of the third quarter. How did Tesla do compared to expectations? Tesla Q3 2025 financial results After the market closed today, Tesla released its financial results for the first quarter and confirmed that it delivered below expectations with earnings of $0.50 per share (non-GAAP), and it exceeded revenue expectations with $28,095 billion during the last quarter. This is quite disappointing, considering Tesla’s operating income decreased by 40% year-over-year, despite achieving record revenue. The difference is accounted for by a decrease in gross margin from 19.8% to 18%. In part due to Tesla losing some regulatory credits and lowering prices across most products. Bulls also can’t explain this by Tesla investing in the future, as capex is significantly down year-over-year. Nonetheless, the automaker added to its war chest, which now sits at $41.6 billion. In comparison, FactSet consensus expects Tesla to post earnings per share of around $0.56, down 22% from Q3 2024’s $0.72 per share. Tesla’s revenue is forecasted to rise 5.4% to $26.54 billion, as noted in an Investor.com report. On the other hand, Sharp consensus, which tracks analyst revision trends, predicts Tesla to post earnings of $0.57 per share and revenue totaling $28.31 billion. Other key results Tesla highlighted the following Q3 results in its Update Letter. As per Tesla, it is stil profitable with $1.6 billion GAAP operating income, $1.4 billion GAAP net income, and $1.8 billion non-GAAP net income. By the end of the third quarter, Tesla had an operating cash flow of $6.2 billion and record free cash flow of nearly $4.0 billion. Tesla’s total revenue increased 12% YoY to $28.1 billion, while operating income decreased 40% YoY to $1.6 billion. This means that for Q3 2025, Tesla’s had a 5.8% operating margin.
