这把售价 122 美元的小刀比一包口香糖还薄,并带有横杆锁 - This $122 Pocket Knife Is Thinner Than a Pack of...
Imagine an EDC knife so thin it disappears in your pocket (or even your wallet), yet feels as solid and capable as a full-sized tool. That’s the engineering marvel behind Vosteed’s Parallel series. With a thickness of just 0.28 inches and a weight barely brushing 2.36 ounces, this knife shatters expectations of what an EDC blade can be, while titanium handles, crackle textures, and new blade geometries add futuristic flair to a minimal, stealthy form. Vosteed dropped three new Parallel configurations this year, and they’re worth paying attention to. Two variants run S35VN steel with what they’re calling “Crackle” finishes (Arctic Crackle in silver-gold, Iridescent Crackle in full rainbow), and a third introduces the line’s first tanto blade in 154CM with a Destroyer Grey titanium treatment. GearPatrol has been all over these releases, and for good reason: the Parallel keeps selling out faster than Vosteed can restock them. When a knife this slim packs a crossbar lock and actual usability, people notice. Designer: Vosteed In-house Design The Parallel measures 7.04 inches open with a 2.9-inch blade, putting it right in that sweet spot for daily tasks without feeling like you’re lugging around a combat folder. The handle sits at 4.13 inches, and here’s where things get interesting: that 0.28-inch profile (7.1mm if you prefer metric) makes this thinner than a pack of gum. For context, The James Brand’s Ellis Slim, which made waves for its own minimalist build, clocks in at 8mm. Vosteed went thinner and somehow kept a full-strength locking mechanism. That’s the kind of engineering that makes you stop and wonder how they pulled it off. Titanium handles keep the weight down without sacrificing durability, and the ambidextrous crossbar lock means lefties and righties get equal treatment. Dual thumb studs, reversible wire clip, triangle lanyard hole: all the functional bits are present and accounted for. The blade geometry choices tell you a lot about how Vosteed sees this k...

Halper 被评为 2025 年顶级<b>房地产人工智能</b>工具,用于重新定义代理商的管理方式...... - Halper Named a Top <b...
Oct 17, 2025 - Halper, the AI-powered business manager for solopreneurs and small teams, has been recognized among the 10 Best Real Estate AI Tools of 2025 for its human-centered approach to automation. While most AI tools specialize in analytics or data, Halper focuses on the real challenge of modern real estate — keeping every client conversation on track without losing the personal touch. Why Real Estate Agents Choose Halper In today’s market, missing one message can mean losing a five-figure commission. Halper eliminates that risk by centralizing communication from Instagram, WhatsApp, and email into one smart inbox — so every lead, showing request, and inquiry is automatically managed and followed up. In Chicago, a brokerage using Halper cut missed follow-ups by 40% within three months and reduced double-bookings by over $600 per month. Agents report saving 10–15 hours weekly by automating scheduling, reminders, and client outreach. “Halper isn’t another CRM — it’s an AI manager that protects your process,” said Konstantin Birman, founder of Halper. “It learns how you work, handles what slows you down, and lets you focus on people, not paperwork.” How Halper Supports Real Estate Professionals Halper acts as a digital operations manager — booking, tracking, and communicating on your behalf while maintaining your tone and professionalism. Books and confirms 65+ appointments per month Sends reminders, follow-ups, and birthday messages automatically Upsells the right service at the right time — in your tone of voice Handles DMs across Instagram and WhatsApp Sends property or meeting location details directly in chat Tracks client activity to show what’s working — and what’s not Closes conversations by moving clients to action Provides real analytics, not just another dashboard These capabilities make Halper one of the few AI systems that doesn’t just support agents — it manages their client flow from first contact to closing. 这款马里奥管道空气净化器是您家中最令人愉悦的怪异之物 - This Mario Pipe Air Purifier Is the Most Delightful...
The WOOP Air Purifier takes its cue from the world’s most famous plumber’s pipe, but instead of warping you to another world, it purifies the air in yours. Hidden HEPA filtration meets unmistakable design in this cylindrical aluminum powerhouse. Passakorn Kulkliang and the team at SYRUBSTUDIO in Bangkok just dropped what might be the year’s most delightfully unsubtle product design homage. The WOOP Air Purifier is a full-throated love letter to Super Mario’s green warp pipes, rendered in anodized aluminum with enough visual wit to make you grin and enough actual engineering to justify the space it takes up on your shelf. I’ve seen plenty of gaming-inspired products that lean too hard into kitsch or try to be subtle about their references and fail at both. This one commits to the bit completely while maintaining enough restraint in execution to work as an actual object you’d want in your living room. Designer: Passakorn Kulkliang The form is dead simple. A cylindrical body wrapped in precision perforations for air intake, topped with a broader cap that houses the outlet and touch controls. The green finish comes in that distinctly Mario shade of vibrant metallic green, though they also offer it in brushed aluminum if you want the reference to be slightly less obvious to guests. The perforations aren’t just decorative either. They’re strategically distributed across the surface to maximize airflow into the HEPA filter core hidden inside, which handles the actual work of scrubbing particulates from your air. Air gets pulled through those tiny holes, passes through the filter, and exits upward through radiating vents in the top cap. The interface lives on that top surface, integrated so seamlessly you barely notice it until you need it. Touch-sensitive LED icons indicate different fan modes without cluttering the design with physical buttons or garish displays. There’s also a front-facing light that pulses gently during operation, almost like the device is breathing. Wh...

议会同意<b>附属住宅</b> - Farmville Herald - Council OKs <b>accessory dwelling</b> - The...
Council OKs accessory dwelling Published 4:30 pm Monday, October 20, 2025 Farmville Town Council approved a conditional use permit for a High Street accessory dwelling, along with conditions to address nearby residents’ concerns. At its Oct. 8 regular meeting, council held a public hearing on a resolution for a CUP to allow an accessory dwelling unit at 709 High Street. Several emails were read during the hearing, including one from a citizen who was in support of the resolution and another worried about parking. Resident Kathy Andrews spoke in person about the parking issues, expressing worries that another dwelling would cause more traffic issues. She said many drivers speed on High Street and she already has great difficulty safely pulling out of her driveway. A list of seven conditions to address concerns about the additional dwelling 709 High Street were included in the recommendation from the town’s planning commission, which approved the project and sent it on to council for its consideration. These include: The structure can be no larger than presented on the construction drawings. The structure must comply with all setback requirements that apply to the primary structure. Only one accessory dwelling is allowed on the lot or parcel of land. No recreational vehicle may be used as an accessory dwelling. Any accessory dwelling must comply with all applicable requirements of the state department of health and the Virginia Uniform Statewide Building Code. No signage advertising or promoting the existence of the structure is permitted on the exterior of the structure or anywhere on the property. The town may revoke the permit if the permit holder violates any of the provisions. The resolution states that property owner Adam Blincoe agreed to all of these conditions. The council passed the resolution 4-1, with Thomas Pairet being the lone holdout. PUBLIC COMMENTS During the public discussion, town council heard from residents about whether there should be more spec...

<b>人工智能</b>正在改写<b>房地产</b> SEO 规则 - | - <b>AI</b> Is Rewriting the Rules of <b>Re...
AI Is Rewriting the Rules of Real Estate SEO As search habits shift to AI tools, agents should target ready buyers and sellers through local expertise, strong calls to action and multimedia content. NEW YORK -- Traditional search engine optimization (SEO) strategies are rapidly losing relevance as artificial intelligence (AI) reshapes how people find information online. Real estate agents have relied on blog posts, neighborhood guides and FAQs to rank in Google and capture leads. But as AI provides most informational queries quickly, users no longer look for websites and do research to find their answers. In order to capture leads, real estate agents need to focus on buyers and sellers who have an intent to buy or sell their home. This includes people actively seeking listings, affordability tools or a trusted professional. Home sales have legal, logistical and emotional weight, which is why users need a path to listings, tools to calculate affordability or a professional they can trust. Real estate agents need to focus on building trust and visibility with their local expertise and audio and video content, as well as optimize for AI-driven platforms. Agents can provide specific details about neighborhoods, streets, school districts and communities that AI cannot replicate. Video and audio content put the agent in front of a potential buyer or seller. Make it easy for someone on your website to reach out and connect, provide clear calls to action, and follow-up more quickly. Source: Inman (10/02/25) Bernheisel, Jeff © Copyright 2025 Smithbucklin

向两名彭蒂克顿童子军致敬 - PressReader - Tribute for two Penticton Scouts - PressReader
If you arrive on the south side of New York City’s sprawling Flushing Meadows Corona Park in search of the US Open, you’ll know you’re headed in the right direction when you spot the endless parade of men in moisture-wicking polo shirts and women with summer-weight sweaters tied around their shoulders. They’ll lead you on a long, humid walk toward the park’s northern edge, past ball fields and vendors selling pupusas and tamales. Eventually you’ll find yourself at the USTA Billie Jean King National Tennis Center, where the US Open has been capping off summers in Queens since 1978. ContinueFrom shredding snow-capped peaks on a board to floating down crystal-clear creeks flowing through gorges that seem straight out of myth, Japan is a land of contrasting experiences. Ancient villages that carry the weight of millennia of history are just a stone’s throw away from the futuristic metropolises. Regardless of the season, the weather or one’s preference for experiences, Japan offers something for all. ContinueLike millions of Americans, Aakash Shah, 31, has struggled with allergies, leading to itchy eyes and congestion for the software engineer. Over-thecounter antihistamines caused side effects, like drowsiness and rashes. Weekly allergy shots did not fit into his schedule. Aakash vented to his cousin, Manan Shah, 40, an ear, nose, and throat surgeon, who proposed a different option. He could treat Aakash’s allergies with immunotherapy drops typically reserved for his pediatric patients, who were wary of shots. Plus, he could do it by mail. Aakash saw an opening to help his cousin grow his practice, but when they started receiving client inquiries from across the country, the cousins realized they had a bigger opportunity on their hands. The company hit $1 million in revenue in 2022, and doubled sales in 2024. Aakash explains how. 鼓励 ADU 扩展到农贸市场的外展工作 - Beverly Hills Courier - Outreach Efforts to Encourage ADUs...
At a small booth at the Beverly Hills Farmers’ Market on Oct. 12, flanked by stands selling fresh bread, flowers and produce, representatives from the city’s Planning Department held informal educational conversations with residents about accessory dwelling units, or ADUs. “A lot of people are interested in building ADUs,” said Chloe Chen, the city’s principal planner, at the farmers’ market event. “We are encouraging them as alternate options for housing.” The booth, which received about a dozen visitors, was part of an ongoing initiative to spread the word about how to build an ADU, the regulations that govern them and what the process looks like in Beverly Hills. According to Chen, the Housing Element requires the city to achieve an average of 20 ADUs per year by the end of 2025 or face penalties. The need for more housing comes from the city’s Housing Element, which was certified by the state in May 2024. The certification followed three years of attempts by Beverly Hills officials to draft a document that met the state’s requirements, including four formal rejections from state officials and dozens of amendments. The final document requires the city to allow approximately 3,100 new housing units by 2029. Among the programs that city staff were promoting at the Sunday market were the Incentive ADU (IADU) program and the city’s preapproved ADU plans. The IADU program allows owners of single-family lots of 13,000 square feet or larger to build one additional ADU above what is permitted by state law, with certain requirements. The structure cannot be larger than 800 square feet. It may be detached or attached to the home and at least one ADU on the property must be deed-restricted for rental use, with a minimum term of 12 months. IADUs must have separate entrances and bathrooms, and full kitchens. They must include a parking space unless the property is within a half mile of public transit, within an architecturally or historically significant district, in an area ...

<b>人工智能驱动的湾区家庭保险初创公司在风险市场扩张 - 硅谷 - <b>AI</b>-powered Bay Area home insurance sta...
By Coco Liu and Saijel Kishan, Bloomberg Stand Insurance has raised $35 million in a Series B funding round to expand its artificial intelligence-powered coverage for homeowners. The company targets insurance markets deemed risky, with policies covering properties valued at a total of $1 billion in wildfire-prone California. The company says it will use the fresh funding to expand into Florida this year, another market with a huge protection gap due to its hurricane exposure. Stand’s latest fundraising round was led by Eclipse, a California-based investment firm that manages more $5 billion in assets. The startup also counts Lowercarbon Capital and Inspired Capital among its backers. Climate change is upending the global insurance industry by driving more extreme events. This year’s Los Angeles wildfire alone caused an estimated $164 billion in loss, and insurance companies are increasingly pulling out of risk-prone areas. San Francisco-based Stand uses remote sensing data and collects details from homeowners such as materials used for windows and the tree species in the backyard. The startup analyzes this information using artificial intelligence technology, which it uses to simulate how wind, heat, embers and other factors stand to contribute to possible damage. “That basically tells us what are the vulnerabilities that you need to remedy,” said Dan Preston, Stand’s cofounder and chief executive officer. The result, he said, is a tailor-made action plan to mitigate their risks. Homeowners who follow Stand’s guidance will be eligible for its insurance with discounts. Worldwide, the insurance tech industry has attracted more than $60 billion in investment since 2012, about a quarter of which went to AI-related startups, according to a report published in August by Gallagher Re and CB Insights. Large insurers are also turning to AI to help assess risk. Stand’s insurance service is profitable, according to Preston, though he declined to share specifics. But while inte...

You’ve Never Seen ADUs Like These Before Get inspired by these designs. It’s time to challenge old ideas about standard garage renos and stretch the boundaries of how an ADU functions. Take a look at these designs for inspiration. Entertainer’s Dream Adapting the concept of an Argentine “quincho” for a Seattle family with DeForest Architects, Dyna Builders consulted with the owners’ Buenos Aires-based family on how to master the concept of an outdoor space dedicated to elaborate open-fire grilling and entertaining. “It’s just shy of 1,000 square feet, with a small office loft upstairs, a bathroom, and a bedroom,” says Dyna’s Gus Poole. “That leaves a big space with high ceilings, fully open walls and doors, integrated cabinetry, and beautiful lighting for year-round gatherings.” Artist’s Enclave Seattle-based GO’C created a shingle-clad backyard ceramics studio and teaching space for a client, a talented artist who grew up in Saskatchewan, Canada as a member of the First Nations Denesuline community. With ample natural light, easy access to two exterior kilns, exposed rafters, and open wood shelves, the space is as beautiful as it is functional. Since its completion, it has become a neighborhood hub, hosting dinners and pop-up shops, as well as occasional guests in the loft sleeping space. Family Retreat A California family worked with architect Aleck Wilson, Moroso Construction, and Catherine Kwong Design to build a modern, gabled ADU that functions as a pool and entertaining pavilion, guest room, gym, and spillover hangout space for their three sons. Wilson clad the exterior with dark shou sugi ban siding to echo the dark timbers of the classic Tudor primary residence. The two structures couldn’t be more different, but they complement each other in a surprisingly seamless way.
