Opendoor Technologies Inc. OPEN is no longer just a home-flipping platform — it’s becoming an AI-driven marketplace reshaping how homes are sold and marketed. In its second quarter of 2025, the company reported $1.6 billion in revenues and its first quarter of adjusted EBITDA profitability since 2022, signaling that its long-term technology bets may finally be paying off. At the heart of Opendoor’s reinvention is its AI-powered pricing intelligence engine, trained on millions of photos, agent notes and home visit records. This proprietary data now fuels the company’s “cash offer” and “Cash Plus” hybrid models, enabling faster, more accurate valuations and risk-adjusted returns. The company’s new Key Agent app extends this ecosystem by allowing real estate agents to conduct in-home assessments that continuously feed back into Opendoor’s data flywheel — improving predictive accuracy and conversion rates that are already up 2x from traditional flows. The recent appointment of Kaz Nejatian, Shopify’s former COO, further cements the company’s shift into a commerce-grade technology enterprise. Nejatian, described as an “AI-native executive,” aims to make buying or selling a home “as simple, fast, and certain as any digital transaction”. While high mortgage rates still pressure housing activity, Opendoor’s transformation into an AI-powered commerce platform could ultimately redefine the economics of real estate — and position the company as the first true digital operating system for home transactions. How Opendoor Stacks Up Against Zillow and Compass in the AI Race As Opendoor accelerates its AI-first pivot, competition from Zillow Group ZG and Compass Inc. COMP is intensifying. Both Zillow and Compass are embedding artificial intelligence into real estate operations, though their strategies diverge from Opendoor’s commerce-style engine. Zillow continues to refine its AI-driven search, advertising, and pricing algorithms, using predictive data to personalize listings and ...

玄武岩镇议会表示愿意开放城镇<b>ADU</b>法规 - 阿斯彭时报 - Basalt Town Council signals willingness to ...
Basalt Town Council signals willingness to open up ADU regulations for town Town Council votes unanimously in favor of framework for accessory-dwelling unit policies, favor six month leases for seasonal workers Over the course of two town of Basalt Town Council meetings, councilors signaled a willingness to develop policies in Basalt that would open up the town for potential development of accessory-dwelling units, or ADUs, on some properties in town. ADUs have been approached across the state and nation as a relatively low-cost way to create new housing and increase density in town limits. Currently, ADUs are prohibited across Basalt, except for some small special districts. “When you look at that as a percent of the total land area of the community, it’s only about 7.1%,” Eric Krohngold, senior associate with Design Workshop, said of where ADUs are permitted at the Sept. 23 Basalt Town Council meeting. Design Workshop has been working with Basalt to develop the ADU Incentive framework. Councilors met and discussed the resolution again on Oct. 14 before unanimously approving the program. While that does not mean that ADUs will be permitted across Basalt in the short-term, the framework directs staff to explore how such a policy could work in the town. The actual policy implementation remains to be created. “Because the presentation was fairly lengthy about the concepts, we didn’t have a chance to have a resolution supporting those concepts,” Michelle Thibeault, planning director for Basalt, said at the Oct. 14 meeting. “We wanted to give you time to kind of think through all of the ideas there. This is coming back and saying that you want us to go forward and work through the details of how to make these things happen now.” ADUs can come in a variety of forms, as the councilors discussed in their first meeting on the subject. They can be attached, so-called “mother-in-law units,” garden-level, basement units, or above the garage-type units that have a significantly...

Carpinteria Troop 50 Boy Scout Davin Nystrom has revitalized the walking path for the Tomol Play Area to Tar Pits Park Trail as part of his Eagle Scout Service Project. The path now features new, smaller light fixtures, which cost Nystrom and the city of Carpinteria less than $1,000 to install. The path stretches from Linden Avenue, just below Tomol Park, down to Palm Avenue. The path included 23 lights, Nystrom said, which had fallen into disrepair over several years. The old lights included a solar panel with a large battery, and several of the lights had been stolen specifically for the large battery, Nystrom’s father, Eric, said. Nystrom and his family often walk through the area, and once the sun set, certain areas of the path would become dark and difficult to traverse, such as the stretch leading to Carpinteria State Beach, Nystrom said. “It kinda (felt) sketchy because there were no lights there,” he told Coastal View News. After some encouragement from his mother, Nystrom decided to improve the lighting on the path for his Eagle Scout Service Project — a project that scouts take on to earn the rank of Eagle Scout. The project must benefit the scout’s community and demonstrate the scout’s leadership skills. An Eagle Scout Service Project must be approved by the relevant governing body and the scout’s troop council, and all funding sources must be obtained by the scout. For his project, Nystrom worked with the city of Carpinteria’s Public Works and Parks, Recreation and Community Services departments. Nystrom’s idea was well-received by city officials, and he was able to use funds that city had already set aside for similar projects. The project in total cost about $800. Nystrom cycled through five or six versions of the lights before landing on the final design. He wanted to deter others from stealing the lights for their batteries, so he used models that would only require a triple-A battery. He also spent several nights testing the lights on the path to se...

Jack Manning of Whispering Pines has achieved the rank of Eagle Scout, the highest honor in Scouting, after more than a decade of dedication and service through Boy Scout Troop 98 in West End. Manning earned his Eagle rank on June 16 and was celebrated during his Eagle Scout Court of Honor on Sept. 28 at the West End Scout Lodge. During the ceremony, family, friends, and fellow Scouts gathered to recognize his years of community involvement and outdoor achievements. Troop leaders Russell Klemm, Ed Hill, Kevin Booker, and Tom Butler commended Manning for his commitment to Scouting and his example to younger members. He also received special recognitions from the National Society of the Sons of the American Revolution and the Vietnam Veterans of America in honor of his accomplishment. For his Eagle Scout service project, completed in April, Manning led a volunteer team to improve a community trail in Whispering Pines. He designed and built an elevated walkway over a muddy section of the path, providing a safer and more enjoyable route for neighborhood residents. Manning began his Scouting journey in 2013, and along the way, he earned numerous merit badges and took on leadership roles within the troop. It was through these actions that he exemplified the values of Scouting through community service, outdoor adventure, and leadership. During the Court of Honor, Manning’s brother, Josh, an Eagle Scout from the Class of 2022, presented him with the traditional Eagle Charge. Manning took the official oath: “On my honor I will do my best to do my duty to God and my country and to obey the Scout Law; to help other people at all times; to keep myself physically strong, mentally awake, and morally straight.” The Scout Law has 12 points, and each is a goal for every Scout. As an Eagle Scout, Manning is charged with doing his best to uphold these 12 characteristics: trustworthy, loyal, helpful, friendly, courteous, kind, obedient, cheerful, thrifty, brave, clean, and reverent. M...

RVing in Massachusetts: Scenic Drives Through History
Massachusetts has plenty of nicknames: The Bay State, The Pilgrim State, The Puritan State, The Old Colony State, and the Baked Bean State. It was originally founded as the Plymouth Colony in 1620 and admitted into the union in 1788 as the sixth state. If you want to an historical tour in your RV, this is one of the best places to visit. The state’s official name is the “Commonwealth of Massachusetts.” History starts with the Pilgrim’s landing in the Mayflower. Massachusetts was also the center of the Revolutionary War. In the 19th century it became the leaders of the Industrial Revolution. Arts and Culture Hub Many historical writers, artists, and musicians either hail from or have left a significant impact on Massachusetts. You will be able to form a deeper connection with these individuals in this state. Some of the arts and culture figures include Edgar Allen Poe, Emily Dickinson, Nathaniel Hawthorne, and even Dr. Seuss, to name but a few. You can even visit the preserved homes of many of these famous figures, or tour museums filled with their life and works. You can also thank Massachusetts for bands like Aerosmith, The Cars, and Pixies, as well as modern day museums and film festivals. Pro Tip: The best time to visit Massachusetts is generally in early fall or the spring (to avoid the crowds). Expect snow from December–March. Since you are RVing, it is probably wise not to traverse the state during the winter months because they can be harsh. High humidity may make it difficult to cool your RV during July and August. If you are looking to head to the beaches, it will be very crowded from May–August. RVing in Massachusetts Your best bet for driving around Massachusetts is to find an RV campground and use your RV as a home base. RVs can travel many roads in Massachusetts, but a tow vehicle or dinghy vehicle is highly recommended, especially in larger cities or when exploring older, smaller towns and bridges. Massachusetts has a lot of older infrastructure so you...

RV Oktoberfest: Don’t Miss These US Microbreweries
We all love finding something new and delicious while we travel. Luckily, the United States is extremely diverse in terms of food and drink options. Many RVers love to visit wineries and microbreweries during their cross-country adventures, especially during Oktoberfest. There are so many options to choose from and sometimes you can even camp close to your favorite stop. Microbreweries may have gained in popularity in recent years, but the core concept is as old as brewing itself. Essentially, each microbrewery sells unique drinks that have been specially crafted, tweaked, and perfected over time. No two are quite alike, which is why several people like to sample as many options as possible. There are some drinks that you can only get in one specific location. Anyone can get their hands on a case of standard beer, but microbreweries offer something special. If you want to try something new during your upcoming trip, we’ve got you covered! Check out some of these highly rated breweries and set up camp in the surrounding area. You might be able to enjoy food, tours, and complimentary samples at these stops as well. Many locations may accommodate RVs, but we suggest traveling in your dinghy or tow vehicle. And, naturally, drink responsibly, and always select a designated driver. Microbreweries for Your RVing Bucket List AleSmith Brewing Company, San Diego, California California is the biggest hotspot in the nation when it comes to microbreweries. There are hundreds of locations throughout the state, so RVers will have their pick of the litter! But one of the top-rated options is AleSmith Brewing Company. This brewery has won multiple awards over the years and there’s a wide selection of options. You might need to come back multiple times just to sample everything on the menu! RV Parks in the Area The campground is close to all the activities you would like to do in the San Diego area. We biked around the Bayshore Bikeway which included a ferry ride. We also golfed at C...

Locked Out of Your RV? Here’s What You Should Do
Getting locked out of your RV is an exercise in frustration. Especially if it’s one of those finicky, standard locks some manufacturers think are actually useful. If you have no backup options, no hidden key, nor spare key taped to the side wall in the glove compartment (in the case of trailers with tow vehicles), it’s enough to ruin your day. The thing is, being on the wrong end of a locked door is fairly common, even when keys aren’t involved. Ever forget the code on the keypad, anyone? Dead batteries, jammed locks, and malfunctioning electronic keypads round out the rest of this disheartening tale. Regardless of the lock type, it pays to stay calm and be prepared, in case this ever happens to you. Speaking of being prepared, there are a few worthwhile solutions so you never again have to shuffle your feet in embarrassment while the locksmith does their thing—solutions for both conventional locks and electronic keypads. Some are laughably simple, the forehead-slapping kind. Others are more intuitive, yet no less important to know. Understanding RV Lock Systems Let’s get the details out of the way first. If you’re locked out of your RV, it helps to understand the intricacies of your lock system. Even your standard, basic lock is surprisingly complex, and you’re not entirely without options if you have a couple of thin wires lying around. - Standard Handle Lock w/Deadbolt: This is a basic mechanical lock integrated into the door handle. It’s often paired with a separate deadbolt for additional security. - Paddle Deadbolt Lock: These are heavy-duty mechanical locks with a flat “paddle” handle that includes a hardened steel deadbolt. - Cam Lock: This is a flush-mounted, cylindrical, mechanical lock that uses a rotating cam to secure panels. - Keyed-Alike Lock Set: Not necessarily a lock, but more of a set of locks, handles, and deadbolts that all use the same key for convenience. - Keyless Keypad Locks: Electronic lock that’s unlocked with a numeric code on a keypad—t...

Richard Hill: The Original RV Trip Wizard
You know those people who don’t talk about doing things, they just do them? The kind that don’t let the fear of failure get in the way because they know they’re on to something great. They just put their head down, put in the time and effort, and the magic soon follows. That’s Richard Hill. He’s the guy who originally built RV LIFE’s RV Trip Wizard. And he completely changed my life in a matter of two days. Richard is a patriot who served our country in Vietnam. He’s faced serious, lifelong health challenges from Agent Orange exposure. But that hasn’t prevented him from pursuing his passion of helping others. Instead, he chose to focus his energy on creating something meaningful for fellow travelers. As an avid RVer, he recognized that planning a big trip was a headache back in the early 2000s, so he set out to make it easier for everyone. RV Trip Wizard was conceived many years [before], but it wasn’t until April of 2011 that I started the actual design. We launched the service at the RV SuperShow in Tampa in January of 2012. Admittedly, the launch was a bit rocky, but things quickly settled down and we began working on enhancements. This has continued for going on 4 years now and it has been fun for us all the way. A Handshake and a Couple of Cats When it was time for RV LIFE to take the reins, Richard wasn’t about to do it over a Zoom call. He insisted I fly out and meet him in person. He wanted to pass the torch the right way, with dry ink and a handshake.
