When residing and travelling in a van, even one as spacious as the Sprinter, it makes perfect sense to do so. In many ways, vanlife teaches people to simplify the way they live. A popular term amongst vanlifers is “one thing in, one thing out”. When we buy something new to take with us, we choose something to leave behind and often donate it to a suitable charity. The absence of regular plumbing or unlimited water supply also teaches us to live minimally. Most small campers hold between ten and thirty gallons of water. After our abundant 40-night stay in downtown DC, it was time to drop the lines, and start our cruise back down the Potomac River. As we had saved some other popular stops during our transit up for this return trip, so we were excited to explore some new-to-us areas as we made our way back to the Chesapeake Bay. This log covers July 29 – August 8. And as always, there’s a video version to follow along with as well: Stop 1: Holiday Island Anchorage – Occoquan, MD First stop? Anchored in Occoquan Bay for two nights off of a little island that is frequently for boat parties and concerts. All on our own. Seclusion. Rest. Recharge. Back to being on the hook. And.. no museums to explore! It was sweltering hot, but we managed with running the ACs off solar, battery and generator. We were there about 48 hours with 24/7 AC, and only needed to run the generator about 18 hours in total to keep the batteries topped up. Our electrical system continues to meet our needs quite well (click for a full tour of our boat’s power system). And it was so worth it. Oh.. and Chris was able to replace his broken drone (he got a DJI Mavic Air 3 during Amazon Prime Day – which was one of the only available in the US due to customs blockages). So, back to drone shots now that we’re out of the DC restricted zone. Stop 2: Prince Williams Marina – Occoquan, VA After a bit of a recharge at anchor and a weather system moving in – we decided it was time to move to a dock in Occoquan. We had skipped stopping in this area on the way up river, so were excited to check out this quaint little historic town. The difficulty is, the options aren’t necessarily slam dunk easy. It’s a long multi-mile no-wake slog to the historic town center were there is a town dock available on a first come first serve basis for $35/night (with electric/water). We’ve now been back to Y-Not at Atlantic Yacht Basin in Chesapeake, VA for just about a month now. It’s been a chaotic month with a lot of boat projects, which should soon be wrapping up. Last week, we were hauled out to attend to the jobs that can only happen out of the water – such as new anti-fouling bottom paint, servicing some thru-hulls, re-pitching our props and re-stuffing our shaft boxes. At this boatyard, they allow you to liveaboard while your vessel is on stilts on hard ground – a condition sometimes called ‘living on the hard’. While we had the option to move back into the van and stay onsite, we opted to just stay aboard. It’s not our first dance at this rodeo, we survived nearly 5 weeks back in 2017 while we were hauled out in Miami too. So we decided to sit down and film some thoughts on the experience: As a quick recap from the video, here’s our list of ‘hard’ challenges: - No air conditioning – Marine air conditioners are raw water cooled. If we’re not sitting in the water for them to draw water from, then no AC. Unlike our time in Miami, thankfully springtime in Virginia is quite pleasant and A/C hasn’t even been desired. But we sure have put our built in electric heaters to use on some chilly evenings and mornings! - Fresh Water Usage – Grey water (sink/shower) on our boat goes directly overboard. Which means we can really only get-away with extremely limited water usage and being extra prudent with anything that might dump overboard. And we only allow relatively clean water in the sinks after hours to not risk dumping water on our worker’s heads, or soiling the ground. Thankfully the yard’s bathhouse is pretty convenient, so we can use their shower. And the yard is super close to several dining options so we can minimize dishes. - Limited Tank Capacity – Our main toilet uses fresh water to flush, so we have that advantage (some use raw water, which wouldn’t work while on the hard). City Attorney Charles Wadhams summarized the rewrite and the supporting materials before the council, describing the ordinance as a broad repeal-and-replace of existing PUD and minor-PUD provisions and a reorganization of related Title 8 development standards. “The recommendation has gone through the first reading and the second reading,” Wadhams said, and he recommended a third reading “as amended.” The rewrite replaces sections of Title 8 related to PUDs and reorganizes several development standards, adding a new PUD code, a new accessory dwelling unit (ADU) section, updated multifamily/mixed-use standards, and citywide property-maintenance provisions. Wadhams told the council the revised code reduces the number of required findings to five and clarifies that the PUD process “shall not be used solely for obtaining variances.” He also noted a new life-safety requirement—installation of a Knox Box or authorized equivalent for certain large nonresidential developments, subject to Garden City Police Department approval. Council member Rasmussen moved for a third reading of Ordinance 10 56-25 as amended; the motion was seconded and carried on roll call. The council then moved to adopt and publish the ordinance by motion, which passed. The council later approved the draft decision for CPA FY2024-0006—the findings of fact and conclusions of law associated with a related land-use application—after Wadhams explained his additions referencing recent legal guidance about the so-called Interfaith case and related practice considerations. Troop 1 Pelham has launched its 2025-2026 program year, highlighting its core missions of achievement, outdoor adventure, and community service. Recent activities include a formal Court of Honor recognizing Scout accomplishments, a successful fishing and camping trip, and volunteer service at the Miracle League of Westchester’s annual Halloween event. The troop recently celebrated the accomplishments of its members at its opening Court of Honor. The formal ceremony recognized all Scout achievements since the last Court of Honor in the spring, primarily focusing on the impressive efforts over the summer. Highlights included a recap of summer adventures, from the troop’s Best of Scouting Skills (B.O.S.S.) award-winning experience at their annual summer camp at Curtis S. Read Scout Reservation in Brant Lake, NY, to high-adventure treks at Florida Sea Base for both SCUBA and Out Island trips. The court celebrated significant achievements: 30 Scouts earned a combined 118 merit badges, and multiple Scouts were recognized for special awards in Kayaking, Snorkeling, and camping. The ceremony also honored 7 Scouts who earned a combined 8 rank advancements. Outdoor adventures also began with a September weekend camping trip. Twenty-three Scouts and their adult drivers traveled to the Baiting Hollow Boy Scouts camp in Calverton, New York. The highlight of the weekend was a four-hour fishing excursion out of Port Jefferson on the Celtic Queen. On a beautiful 80-degree fall day, the Scouts had fantastic luck, catching over 75 fish. Back at base camp, Scouts working on their Fishing merit badge learned to fillet and cook their catch over the campfire, while others enjoyed a traditional fish fry. The successful trip concluded Sunday with a hike to a scout beach on the North Shore before the troop returned to Pelham. Finally, the Scouts demonstrated their commitment to community service by participating in the annual Miracle League of Westchester’s “A Very Special Halloween” event....

The New York and San Francisco-based startup AirOps is hoping to change that, and it has a brand-new $225 million valuation, with $40 million in funding led by Greylock, to bring marketers into the promised new land of AI. “The shift in discovery and consideration from traditional search to LLMs is a hair-on-fire problem for CMOs,” Greylock partner Mike Duboe said in an email. “The entire marketing industry is having to re-learn how to influence organic growth.” AirOps CEO Alex Halliday founded the company in early 2022 after leading product at other fast-growing startups like Teespring and MasterClass. This was nearly a year before the public launch of ChatGPT, and AirOps did not initially have an AI focus, instead helping non-technical employees at companies get access to data. As large language models became more readily available and they began incorporating AI into the product, AirOps realized that marketers were becoming their key users, using the data to either create or refresh content for their companies. AirOps’ core product allows marketers to analyze and track all of the public information associated with their companies—whether on blog posts, customer testimonials, or even Reddit posts and news articles—and figure out how to keep it fresh. It’s used by the likes of Monday.com, Webflow, and Ramp.
