AI could revolutionise the industry, leading to either consolidation, as incumbents race toward becoming trillion-dollar managers, or disruption, as nimble, AI-native firms displace legacy structures, writes Faisal Butt The rate of AI adoption amongst real estate investment managers is accelerating in spite of today’s current market uncertainties. Even at this early stage of integration, the benefits of adoption are clear, both in terms of data-driven decision-making and accelerated business performance. A new report from Pi Labs, an investor in AI in real estate, reveals how AI is reshaping both pre-deal and post-deal workflows. The findings show that AI is beginning to transform real estate investment management and is impacting each link in the REIM value chain. In compiling the report, the team conducted six interviews with leading investment managers, interviewed a Swiss-based AI proptech, as well as undertook a natural language analysis of 1,428 AI proptech company descriptions and anonymised portfolio data. The headline finding is that the cumulative effect is profound, with AI having the potential to drive profitability ratios from 55.2% today to 71.5% by 2030. Today, AI is already compressing timeframes, reducing error-prone manual work and opening new strategic opportunities - allowing real estate executives to allocate their time to higher-value initiatives. At pre-deal stage, AI is fundamentally transforming the process from fragmented and manual, to integrated, data-driven, and decision-ready. AI is garnering data from the research, deal sourcing and due diligence stages, taking reports from 50 different places, to create one synthesised decision-ready view. This has been found to reduce workloads by up to 90%. Lease abstraction and document review - which has traditionally taken weeks by analysts - is now automated, with 80-90% accuracy. The company’s technology business, which includes software solutions, grew revenue 3% year over year to $172 million. “The segment allowed JLL to incubate a portfolio of revenue-generating products, including Corrigo and Building Engines, to … service clients in our real estate management services business,” Ulbrich said. Senate Bill 1211, signed into law in September 2024, expands ADU capacity on multifamily lots, allowing up to eight detached units under certain conditions. It also prohibits cities from requiring replacement parking when garages or carports are converted to ADUs and mandates ministerial approval for qualifying projects to reduce permitting delays. Assembly Bill 2553 complements SB 1211 by refining how cities apply development standards such as setbacks and height limits, while requiring clearer communication about application requirements and timelines. Under specific conditions, it also permits the separate sale of ADUs from the primary residence. City staff said the update ensures Gustine’s ordinance remains in compliance with state law while preserving areas of local discretion where permitted. The action was found to be statutorily exempt from the California Environmental Quality Act under Section 21080.17 of the Public Resources Code. The E.O. Wilson Legacy Award honors individuals whose work has made a significant impact on conservation leadership. In Ford’s case, he has been a massive donor to the cause of conservation and a friend of the organization since the 1990’s. In 2002, Wilson himself named a newly-found species of ant “Pheidole harrisonfordi” in honor of Ford’s contributions. Recently, Ford took part in a short film produced by the foundation. He worked alongside doctors and Pulitzer-Prize winning writers to express that Earth’s fate should not be left to the next generation. All of these contributions led to being awarded. Ford took the stage and immediately spoke about his introduction to agriculture and preservation. Ford mentioned his time as a member of the Boy Scouts of America. “I was the assistant director of the nature department, which meant I could collect snakes and turtles and frogs and make a whole terrarium,” said Ford. The competition yielded six winning designs. Three ADU designs won the overall category and prize, and the other designs won in the student category. Winning designs are being made available to the public with hopes that someone can turn those concepts into actualized ADUs. Anthony Adelmann, Rare Forms Design and Kuth Ranieri Architects submitted the winning designs for the overall category. They each received $2,500 for winning. The winners of the student category were Ruth Estien Garcia at the University of Massachusetts Amherst, Ryleigh Holland and Grace Perrault, both from McCann Technical School. They each received $500. The designs will be presented during a public ceremony at 6 p.m. Thursday at Hotel Downstreet. The idea for the competition came from community concerns. "I sat in on some meetings with just a local group of seniors who are all homeowners, and they're all concerned about wanting to downsize and not having nice places downsize to," said Jenny Wright, the executive director of the North Adams Partnership. This idea led Wright to the AARP Community Challenge grant, which funded the design challenge. Submitted designs had to follow the normal set of criteria for building an ADU — like having a separate entrance and being no larger than 900 square feet. Each concept was judged on four criteria: universal design principles (meaning designs should prioritize accessibility and adaptability), sustainability and resilience, cost effectiveness and innovation and aesthetics. Jayce Merrill, grandson of Ron and Kris Dryer and a member of Boy Scout Troop 4106 of Kewanee, was awarded the rank of Eagle Scout by Scoutmaster Steve Herrick on Sept. 8. The honor followed the successful completion of a board of review in July. For his Eagle Scout project, Merrill built and installed a Little Free Pantry at the First Congregational Church. The pantry is actively used by local residents and serves as a valuable community resource. Merrill began his scouting journey in 2014 as a first grader when he joined Cub Scouts. Over the years, he participated in numerous activities, including the Pinewood Derby, where he earned a third-place finish. In 2019, he transitioned from Cub Scouts to Boy Scouts and worked diligently to earn a total of 30 merit badges. He took part in various scouting experiences such as campouts and summer camps and accumulated service hours by volunteering at the Kewanee Food Pantry and the First Congregational Church. His scouting activities have included fishing, camping, summer camps, ice skating, snow tubing, rock climbing and shooting (both bow and rifle). Merrill also held three leadership positions during his time in scouting: scribe, assistant patrol leader and senior patrol leader. He is the second grandson of the Dryers to achieve the prestigious Eagle Scout rank. Joshua Larabee earned the honor in 2021.

And repetitive and addictive. learning morse If I had any reason for downloading Morse Mania (iOS, Android), it was the weak reasoning that it might be good to learn, given all the backcountry trips I take. I’ve been a Wilderness First Responder for almost nine years. Knowing Morse code isn’t a requirement, or even common among the climbers and hikers I know, but maybe I should learn it just in case? If it’s not too hard. And if it’s fun. There were actual reasons I began hacking away at Spanish, Swahili, and French in Pimsleur, my favorite language learning app. It’s a great app, and I’ve had fun using it. But it’s not a game, not like Duolingo. Or like Morse Mania, for example. But where I found Duolingo charming but tedious, Morse Mania keeps my attention by being a faster-paced app. It’s not exactly a game, but there is a lot of interaction and instant feedback. The main way of learning is by progressing through levels that add two new letters to learn, in addition to all the previous letters of the alphabet from previous lessons. The app gives you a tone, and it’s up to you to pick the correct letter. Missing takes away some of your progress so that you’ll have to work harder to pass the level. Choosing correctly nudges you closer to finishing the level and moving on to the next. Once you finish the alphabet and numbers, you begin learning how to string together words and sentences. It’s not something I could sit down and play with for 30 minutes straight, but I’ve had a lot of fun...

AI data centre rush raises alarm over construction supply chain Data centre developers worldwide are rapidly shifting their focus to the construction of facilities capable of supporting artificial intelligence (AI) workloads – but sector experts are warning that the complex requirements of these new data centres may be outpacing supply chain preparedness. The Data centre construction cost index 2025-2026 from global professional services company Turner & Townsend points to 2025 as an inflexion point for the sector as it moves from a focus on traditional cloud-based, air-cooled data centres to the growing dominance of high-density, liquid-cooled facilities to support AI workloads. Analysis of the current cost per watt to build data centres in 52 markets worldwide shows cost inflation for traditional data centres worldwide averaging 5.5 percent in 2025. Turner & Townsend has also for the first time been able to identify a 7-10 percent construction cost premium between traditional and AI data centres in the US by comparing projects of similar IT capacity. This demonstrates the cost impacts of the more technically complex AI-supporting facilities. The report’s survey of industry leaders shows that it is power and supply chain capacity to deliver these AI data centres, rather than cost, which is raising concern within the sector. 83 percent of respondents believe local supply chains are not well prepared to support the increased adoption of advanced cooling techniques needed for these high-density centres. Meanwhile, 48 percent said power availability is the most prominent obstacle to delivering projects on schedule, a factor only becoming more significant with the ever-increasing power-density of AI data centres.
