Tesla has begun production of the new Model Y trim at Gigafactory Berlin, the company’s production plant in Germany. Tesla announced on Monday that its Model Y Standard configuration was officially being built at Giga Berlin, less than one month after the company officially announced the configuration early last month. On October 7, Tesla announced the launch of the Model 3 and Model Y Standard trim levels, its answer to the call for affordable EVs within its lineup and its response to the loss of the $7,500 electric vehicle tax credit. A few of the features of the Model Y Standard are: - Single Motor configuration - No rear touchscreen - Textile seats with vegan leather, instead of all vegan leather - 320-mile range - No glass roof The launch of the Model Y Standard was truly a move to help Tesla get vehicles into the sub-$40,000 price point, and although many consumers were hoping to see the company get closer to $30,000 with these cars, this is a great starting point. Deliveries in the United States have already started, and it seems it will be a vehicle that will do one of two things: either push some consumers to finally make the jump to Tesla, or it will give car buyers another reason to buy the Premium trims, as they may feel the lack of features is not a good enough deal. In Geneva’s exclusive Zone 5 district, where pristine villas typically command premium budgets, Lacroix Chessex Architectes has achieved something remarkable: a stunning concrete residence that embraces bold brutalist aesthetics while working within strict financial constraints. The newly completed villa in Pregny-Chambésy challenges preconceptions about both budget architecture and the warmth potential of raw concrete. Geneva’s Zone 5 regulations presented the architects with a complex puzzle. Distance requirements from property boundaries, strict limits on built square meters as a percentage of plot area, and environmental mandates governing everything from permeable surfaces to solar panel quotas could have stifled creativity. Instead, the team found freedom within these parameters. Designer: Lacroix Chessex “In terms of the proposed architecture, we had quite a lot of freedom,” explains practice partner Virginie Fürst. “It was not complicated to propose this type of architecture for the permission.” This freedom manifested in a neo-brutalist exterior where vertical shuttering marks create dramatic texture across the facade, paired with polished concrete floors and exposed interior walls that maintain visual continuity between inside and outside. The economic constraint became the design’s greatest strength. Rather than viewing the tight budget as a limitation, the architects embraced raw concrete construction paired with interior insulation as an “unbeatable” combination. Dublin To Consider New ADU Rules Aimed At Easing Approval New rules allow increased height and the removal of a ban on the separate sale of ADUs in order to comply with state regulations. DUBLIN, CA — The Dublin City Council will vote Tuesday on an ordinance to change its rules for accessory and junior accessory dwelling units to bring them into compliance with state law. The new ordinance reflects guidance from the California Department of Housing and Community Development, which must review all local ADU laws. If approved, the new ordinance would make large changes to existing rules, including: - Allowing ADUs of least 800 square feet with only four-foot side and rear setbacks, regardless of lot size, floor area ratio, or open space requirements - Allowing ADU permits despite minor code violations that do not pose safety risks - No longer requiring fire sprinklers in existing homes when an ADU is added - Allowing up to eight detached ADUs on a multifamily lot, as long as the number of ADUs not exceed the number of existing units on the property - Updated rules on parking, fire codes, and a timeline for permit approvals - Recognition of “State Exempt ADUs” - ADUs meeting certain state-approved standards for size that cannot be affected by any local ordinance - Removal of local restriction of separate conveyance of ADUs. When she was exhausted and burned out from a demanding job, Chelsea Rizzo did what many outdoorsy folks do: She planned a thru-hike. Rizzo was all set to hike the Pacific Crest Trail, with permits in hand, when her friend Allison Levy said they should do something even more adventurous: Start an outdoor clothing brand for women. The duo, both 35, drew on their years of experience in the fashion industry to launch Hikerkind, a chic, multifaceted outdoor apparel company. Since starting with a single fleece in 2021, the brand has exploded, building out a diverse product line and acquiring a large Instagram following. If you’re a millennial woman on social media, you’ve seen Hikerkind. To get a better sense of what makes Hikerkind the “it girl” brand of the moment, I spoke with Rizzo and Levy about its origin story, what sets their clothing apart, and how they build community in the outdoors. How Hikerkind Started Rizzo and Levy had spent years in the fashion industry in New York. They were accustomed to long hours, demanding shoot days, and a whole lot of hustle. When they met each other on a photoshoot for Gucci, they instantly connected over their love of the outdoors. They started hiking together, and quickly realized they shared something else: A desire for better clothing. “We didn’t love the options that were available to us, what we had to wear, and didn’t really feel like we felt like ourselves, or were excited about the clothes we wanted to put on our body to go do an activity that we both felt so passionate about,” Levy said. WOODLAND PARK, Colo. — The Woodland Park Planning Commission voted unanimously Aug. 28 to recommend City Council adopt amendments to Title 18 of the municipal code that revise accessory dwelling unit (ADU) rules and residential occupancy limits to comply with new state laws. The changes respond to two bills cited by staff: House Bill 24‑1152 (ADUs) and House Bill 24‑1007 (residential occupancy limits). Planning Director Karen Schmink said the state now requires that ADUs be permitted in any zone where a single‑family detached dwelling is allowed and that municipalities may not use familial relationships to set occupancy limits. Why it matters: The proposed code changes remove requirements the state prohibits (including a prior owner‑occupancy mandate and an annual ADU permit renewal), add procedures for bringing preexisting nonconforming ADUs into compliance, and create a “functional ADU” definition staff can use for enforcement. The edits also remove a local distance/density limit that previously restricted how close ADUs could be to one another and adjust internal definitions and standards so city rules track the state statute. The Grand Egyptian Museum has finally made its debut—103 years after the discovery of Tutankhamun’s tomb, 33 years after the plan was first announced, and 23 years after its foundation stone was laid. The $1 billion mega-project is the world’s largest museum dedicated to a single civilization, housing over 100,000 artifacts. The dazzling inauguration ceremony held on Saturday evening was attended by royals, presidents, prime ministers, and high-level delegations from dozens of countries around the world, including the UAE, Oman, Bahrain, Jordan, Saudi Arabia, Palestine, Spain, Greece, Hungary, Germany, Belgium, the Netherlands, Denmark, Ghana, the Democratic Republic of Congo, and Japan. The outdoor celebration unfolded on a custom-built stage beside the museum’s 110-ton hanging obelisk, just over a mile from the Pyramids of Giza. A spectacular laser and fireworks display illuminated the ancient monuments, reflecting the vision to make the museum, known as the GEM, a “fourth pyramid” in its own right. The show was not just about marking the museum’s opening, but celebrating Egyptian civilization, promoting Egypt’s cultural treasures, and sending a harmonious message to the world. Portland, Oregon resident Emilia Karas decided to become an amateur construction manager after the pandemic hit. In 2021, her city made it legal to add up to two accessory dwelling units (ADUs), commonly known as backyard cottages or granny flats. Karas got to work, building two ADUs stacked on top of each other, a furnished manufactured home, and a tiny house in her backyard. For the past two years, she has rented out all three units while living in the main house with her wife. “I’ve always lived in a community like this. I love it. I think it’s very important,” she said. These projects have generated considerable additional income for Karas. According to Business Insider, the homes also help expand affordable housing options in a city struggling with a significant housing shortage. Karas, who works for the Oregon Department of Employment, charges $1,500 for the one-bedroom ADU, $1,850 for the two-bedroom ADU, and $1,200 for the tiny house on wheels, earning roughly $4,550 per month in total. She estimates she spent about $300,000 to build the homes, a relatively low cost thanks to managing the projects and doing the interior work herself. Hiring a company, she says, would have cost around $500,000. To help finance construction, Karas enlisted the support of a local nonprofit that offered low-interest loans in exchange for renting the units at affordable rates. The tiny house on wheels cost her around $60,000, which she considers “an even more affordable option for people on lower incomes to have a truly safe and beautiful home.” This approach isn’t unique to Karas.
