Ascentiz:带有可更换髋关节和膝关节支撑的模块化外骨骼 - Ascentiz: The Modular Exoskeleton With Swappabl...
Wearable robotics has always promised to help people walk farther, lift more, and recover faster, but most exoskeletons have remained trapped in factories and medical facilities. Heavy, rigid, and locked into single purposes, these devices have felt more like industrial equipment than something you’d actually want to wear. The dream of truly personal, adaptable robotic support has remained elusive. Ascentiz changes this narrative by reimagining what wearable support can look and feel like in daily life. Instead of a one-size-fits-all suit that dominates your body, Ascentiz offers a modular system that adapts to your needs, your schedule, and your specific challenges. The exoskeleton becomes a tool you choose to use rather than equipment you’re forced to endure. Designer: Ascentiz Team Click Here to Buy Now: $1098 $1498 (27% off). Hurry, only 19/220 left! Raised over $1.8 million. The heart of the system lies in its modular approach built around two swappable powered modules connected to the Exo-Belt. The Hip H-Module powers uphill climbs and long treks, offsetting up to 66 pounds of load and boosting leg strength by 35 percent while reducing uphill effort by the same amount. The Knee K-Module works as a built-in shock absorber, offloading up to 216 pounds of impact pressure from both knees and improving standing stability by 35 percent.** Users choose either the H-Module or K-Module depending on their immediate activity, swapping between configurations in seconds. The H-Module excels at sustained endurance activities where you need power assistance over long distances. The K-Module protects joints during high-impact activities like downhill hiking or trail running, reducing peak joint pressure by up to 50 percent through dynamic force distribution. Three adaptive support modes make the system even more versatile. Ease Mode enhances stamina for long walks and hikes. ACC Mode kicks in power before muscles engage to boost pace during uphill sections. Train Mode simulat...

这款 5 美元的丢失物品标签无需电池、应用程序或订阅即可使用 - This $5 Lost Item Tag Works Without Batteries...
Losing things is a universal headache that happens at the worst possible moments. Keys disappear right before work, jackets get left at restaurants, and pets slip their collars during walks. Most solutions are either bulky trackers that need charging, expensive subscriptions that stop working when you forget to renew, or complicated apps that require both finder and owner to download software. The Keepy Lost and Found ID Tag takes a refreshingly simple approach that anyone can use without technical knowledge or smartphone expertise. This small, brightly colored tag uses a unique QR code and managed contact information to make lost items easy to return, no matter where life takes you or who finds what you’ve misplaced along the way. Designer: Nikita Bukoros Keepy’s design prioritizes visibility and versatility through thoughtful material and color choices. The tag is small, lightweight, and comes in bright colors like orange, yellow, green, and pink that make it easy to spot on backpacks, pet collars, keys, jackets, or luggage. The large cutout and secure locking mechanism let you clip it to virtually anything that matters. The minimalist face features a laser-marked QR code and the Keepy logo, with minimal text for universal clarity. No batteries mean no charging anxiety, no screens mean nothing can break or fade, and no complicated setup means anyone who finds your lost item can help immediately without downloading apps or creating accounts. Each Keepy tag’s QR code links to a secure online contact page managed through the Keepy system. If someone finds your lost backpack, pet, or keys, they simply scan the code and get instant access to contact information you’ve provided. The system protects your privacy by letting you control what information appears and update it anytime. The tag is made from recyclable, impact-resistant plastic that handles daily abuse without cracking or fading. Advanced laser marking ensures the QR code remains legible and scannable for year...

本集完全由AI创作 - This episode was created entirely with AI
TL;DR: Meet Sarah and Marcus – two AI co-hosts built entirely with tools like HeyGen, Runway, Claude and MindStudio in under eight hours. They take over the mic to share the biggest lessons from Sam’s recent workshops – including the eight-step formula for turning any task into an AI system, why productivity drops before the breakthrough, and how smart agents are using AI to win back time for the human moments that matter most. This Podcast Was Created with AI: Inside PM1 and Tom Panos’ Byron Bay Retreat Before you press play, you need to know something: the hosts of this episode aren’t real. Sarah Chen and Marcus Rodriguez are AI co-hosts created entirely by artificial intelligence – and 95% of this entire project was completed in less than eight hours. Twelve months ago, creating content like this would have required a production team, a studio, and a budget most small real estate businesses don’t have. Now we have Runway, Sora, and tools like Claude and NotebookLM working in concert to produce professional-grade content at a fraction of the time and cost. But this isn’t just a technology demo. Sarah and Marcus break down the exact frameworks Samantha McLean taught at her recent workshops – including her presentation at PM1 and Tom Panos’ VIP Retreat in Byron Bay. What agents learned at those sessions is transforming how solo agents and small teams compete in an increasingly AI-driven market. The question isn’t whether AI is ready. It’s whether you are. Resources Mentioned The Freelancer vs Infrastructure Problem Most agents are using AI completely wrong. They’re treating ChatGPT like a freelancer – asking it to rewrite an email here, polish a social post there – without seeing any real time savings. If anything, it feels like adding another task to an already overwhelming day. “I was treating it like, ‘Hey, ChatGPT, do this thing for me.’ Then copying and pasting, then moving on. There was no system,” Marcus explains, reflecting the experience of countless agents...

前 Oculus 高管旗下 AI 智能眼镜初创公司“Sesame”筹集 2.5 亿美元 B 轮融资 - Former Oculus Execs' AI Smar...
Sesame, an AI and smart glasses startup founded by former Oculus execs, raised $250 million in Series B funding, which the company hopes will accelerate its voice-based AI. The News As first reported by Tech Crunch, lead investors in Sesame’s Series B include Spark Capital and Sequoia Capital, bringing the company’s overall funding to $307.6 million, according to Crunchbase data. Exiting stealth earlier this year, Sesame was founded by Oculus co-founder and former CEO Brendan Iribe, former Oculus hardware architect Ryan Brown, and Ankit Kumar, former CTO of AR startup Ubiquity6. Additionally, Oculus co-founder Nate Mitchell announced in June he was joining Sesame as Chief Product Officer, which he noted was to “help bring computers to life.” Sesame is currently working on an AI assistant along with a pair of lightweight smart glasses. Its AI assistant aims to be “the perfect AI conversational partner,” Sequoia Capital says in a recent post. “Sesame’s vision is to build an ambient interface that is always available and has contextual awareness of the world around you,” Sequoia says. “To achieve that, Sesame is creating their own lightweight, fashion-forward AI-enabled glasses designed to be worn all day. They’re intentionally crafted—fit for everyday life.” Sesame is currently taking signups for beta access to its AI assistants Miles and Maya in an iOS app, and also has a public preview showcasing a ‘call’ function that allows you to speak with the chatbots. My Take Love it or hate it, AI is going to be baked into everything in the future, as contextually aware systems hope to bridge the gap between user input and the expectation of timely and intelligent output. That’s increasingly important when the hardware doesn’t include a display, requiring the user to interface almost entirely by voice. Some things to watch out for: if the company does commercialize a pair of smart glasses to champion its AI assistant, it will be competing for some pretty exclusive real estate...

詹姆斯·詹森 (James Jensen) 从保险业到房地产业的成功之旅 - James Jensen's journey from insurance to ...
As James Jensen walked away from work in the life insurance industry the day his son was born 12 years ago, he knew change was coming on multiple fronts. “I was trying to find the right time to make my life change,” Jensen said. “It was a great job with good pay, but it just wasn’t me. I figured, life’s changing anyway — might as well do it all at once.” At the time, Jensen was working in the marketing department for a brokerage that sold fixed life insurance and annuities. Soon after leaving, an opportunity arose that would set his course for the next decade. “I knew the owner of a local real estate company, Lawn Realty, and they needed someone to take over so he could retire and work out a buyout,” Jensen said. “And here we are.” That bold career move eventually led Jensen to affiliate his brokerage with RE/MAX in 2015, marking a new chapter for his growing RE/MAX Now team in Valley City, North Dakota. It’s a balance that’s paid off. According to the RealTrends Verified rankings, Jensen placed No. 5 among all North Dakota agents with 57 residential transaction sides in 2024. And that’s not counting his extensive commercial portfolio. “Last year was nuts — one of those years where all the stars aligned,” he said. “I’m proud of the hard work I put in, but also very thankful for help from team members and getting to work with so many great clients.” Including commercial, Jensen closed 85 transaction sides last year — with his commercial sales volume placing 26th nationally and 89th globally among all RE/MAX agents. Why real estate felt right For Jensen, the appeal of home sales wasn’t just business potential — it was the hands-on nature of the work. “Coming from a financial advising background, the products I sold weren’t tangible,” he said. “It was really fun getting into real estate because it was a tangible item. People want to talk about it. Nobody ever wants to talk about life insurance. “With real estate, it’s tangible, and people need a house. You’re not reall...

使用这款 89 美元的设备将任何微波炉变成 750°F 的烧烤炉 - Turn Any Microwave Into a 750°F BBQ Grill Wit...
In my experience, the only thing I ‘cook’ in a microwave is popcorn. Ultimately, the massive device is just an appliance I use for heating… not cooking – but a clever hack could change things radically. The RANGEMATE is a fairly one-of-a-kind cooking utensil that turns your microwave into a grill. It converts microwaves into infrared heat waves, which in turn changes the way food is cooked inside the microwave. Instead of having your food cook unevenly, and often in ways that feels inedible, the RANGEMATE grills your food the way an oven or a BBQ would, but without any of the preheating, and at those blitzing microwave speeds! Before you go yucking anybody’s yum, it’s worth noting that a lot of people own microwaves but don’t have space for ovens or those massive outdoor grills. Sure, you could cook food on your stovetop too, but chances are your stovetop won’t hit roaring temperatures of 750°F or 400°C, often required for grilling meats and getting those delicious burnt ends that pack so much flavor. A microwave is purely convenient – the RANGEMATE makes it a bona fide cooking device too, allowing you to use it for more than just reheating leftovers. It lets you cook great meals, while letting you also cook faster too – just the way most microwaves promised. Designer: PELLYTECH Click Here to Buy Now: $89 $129 (31% off) Hurry! Only 50 left of 400. Think of the RANGEMATE as a dutch oven or crock pot of sorts, but designed using microwave-safe materials, and designed to turn microwave radiation into actual heat that cooks your food the traditional way. The engineering behind it is just simply genius. Your food sits inside the RANGEMATE, enclosed by a lid that prevents microwaves from hitting the food directly. Instead, a heating plate underneath the food absorbs the microwaves instead, and heats up to temperatures as high as 750°F to cook your food directly. You know how you use aluminum foil in an oven to evenly distribute (or block) direct heat from the heat source?...

[意见] Compo 邻居:ADU 挫折需要常识 - 06880 - [OPINION] Compo Neighbors: Common Sense Neede...
Accessory dwelling units (ADUs) have been embraced by many Westporters. But in neighborhoods with dense housing — like Compo Beach — there can be unintended consequences. David Johnson and Holly Jaffe live near the beach. They sent this letter — signed by 17 neighbors — to “06880.” On Monday (October 27), the Planning & Zoning Commission needs to review a zoning permit issued last Friday by the Zoning Board of Appeals. It allows for an ADU on a postage stamp lot in the Compo Beach area. [NOTE FROM “06880”: This item is not on Monday’s P&Z agenda. The November 3 meeting has been canceled. The Building Department may soon issue a building permit, for work to begin.] It claims to adhere to the new regulation that an ADU be set back 10 feet from the primary dwelling. According to Westport regulations, there should be no obstruction in the setback. Stairs and other means of egress are allowed. However, they may only be 20% of the setback. The stairs and compressor platforms intrude over 5 feet into the 10-foot setback. That is over 50% of the setback. The Norwalk Avenue home (top, 2nd from left), showing where the ADU would be situated. (Drone photo/John Videler) Were this to be allowed it would set a disturbing precedent for the entire town, not only the densely populated Compo Beach area. Setbacks in our town are there for reasons: To ensure public safety. To preserve health and welfare To maintain neighborhood character, by creating open space between buildings and property lines These regulations help provide adequate light and air, prevent overcrowding, facilitate public services, and protect against fire and other dangers. This particular 26-foot high ADU “tower” affects at least 7 houses on Norwalk Avenue. And 7 houses on Westport Avenue. Stairs and air conditioning compressors in the setback. The ADU would be built in the grassy area. (Photo/David Johnson) Eighteen neighbors have signed petitions against this zoning permit. More are coming. We wholeheartedly beli...

人工智能的繁荣如何让数百万人无法拥有住房 - How the AI boom could push homeownership out of reach for...
Surging electricity demand and prices have recently been driven by the rapid construction of data centers needed to train and operate artificial intelligence systems. And those power-hungry AI data hubs may create unanticipated consequences for consumers — including increased housing costs. The 30-year fixed-rate mortgage — the most widely originated home loan in America — was designed with that amortization schedule to provide investors with a hedge against volatility and inflation, and borrowers with an affordable, predictable payment schedule. The process of qualifying borrowers for that mortgage is straightforward. Underwriters assess borrowers’ creditworthiness and issue commensurate mortgage interest rates, judging affordability — a borrower’s ability to repay their loan — based on income, assets and outstanding debts. Over the past five years, however, the flexible costs of monthly mortgage payments like property insurance and taxes have risen precipitously, challenging ingrained assumptions about homeownership costs, long-term affordability and the viability of purportedly predictable payments for 30-year mortgage products. Property insurance costs rose 11.3% year over year in September, according to a report from ICE Mortgage Technology, a division of Intercontinental Exchange Inc., which owns the New York Stock Exchange. As a portion of borrowers’ monthly mortgage payments, property insurance costs have averaged 70% growth nationally over the past five years, while principal has risen by 23%, interest by 27% and property taxes by 27%. Insurance and taxes are calculated as a point-in-time metric, treated for the purpose of underwriting as fixed, when in reality those costs are flexible. As a result, escrow accounts through which homeowners often pay those portions of their mortgage have ballooned in recent years, with annual insurance payments rising to 9.6% of average monthly mortgage payments in July. Spiking electricity costs Sneaking up on homeowners no...

据报道,随着特朗普政府推动数据发展,数据中心和人工智能能源股上涨...... - Data center and AI energy stocks rise a...
Data center and AI energy stocks rise as Trump administration reportedly pushes for data centers to access power faster The Trump administration is urging regulators to speed up the approval process that allows for data centers to connect to the power grid, per a Bloomberg report published late Thursday evening. Citing a proposed rule draft that US Energy Secretary Christopher Wright sent to the Federal Energy Regulatory Commission, the administration is looking to limit these reviews to 60 days. At present, such reviews can stretch on for years. “Data centers could win a speedy review if they include new power plants or agree to curtail usage in response to regional grid strain during high-demand periods such as heatwaves,” per the report. Simply, the more roadblocks are removed from data centers being in operation, the faster a supply-constrained AI boom can realize demand. As such, adopting such a proposal could be a boon for the entire ecosystem, from data center upstarts to the fledgling power providers looking to meet the growing demand for power. Data center companies IRENIREN $60.40 (4.38%) and Cipher MiningCIFR $18.99 (-2.02%) are up big in premarket trading, as are nuclear energy company OkloOKLO $132.55 (-3.39%) and fuel cell company Bloom EnergyBE $131.99 (3.46%). Other companies identified with the AI power trade were also getting a lift, including Constellation EnergyCEG $377.91 (-1.45%), Talen EnergyTLN $399.78 (2.03%), turbine-maker GE VernovaGEV $585.14 (1.98%), and AI infrastructure company VistraVST $188.40 (-0.79%). The FERC had previously rejected a request by Talen to supply an Amazon data center campus from with power from its Susquehanna nuclear plant. Caveat: these are volatile stocks, and it’s very unclear whether this report is the catalyst for their early gains — but it certainly stands to reason that it would!

州立大学食品银行与童子军合作抗击饥饿 - State College Food Bank, Scouts Partner to Fight Hunger
This story originally appeared in The Centre County Gazette. At the State College Food Bank, the shelves may look full, but Executive Director Allayn Beck knows how quickly they can empty. The nonprofit, which serves more than 500 Centre County households each month, is entering its busiest stretch and one of its most crucial community food drives happens this weekend. “We’re seeing more people come, and food is costing more,” Beck said during a recent tour. “We’re serving more, and it’s costing us more to serve them.” The food bank is funded almost entirely by private donations, grants and community giving. “We do get United Way funding and support from foundations,” she said. “But we are almost entirely privately funded.” The pantry’s client-choice model allows families to “shop” every 30 days for one to two weeks’ worth of groceries using a point system based on household size. There are no income guidelines, an intentional decision aimed at reaching those who fall outside federal poverty thresholds, including the “ALICE” population (Asset Limited, Income Constrained, Employed). “If you live in Centre County and identify as needing food, we want to make sure you get food,” Beck said. Feeding that pipeline depends on volunteers — more than 100 committed helpers each week — and on a steady inflow of donated food. The largest single-day influx arrives with Scouting for Food, set for Saturday, Oct. 25, when Boy Scouts fan out across neighborhoods to collect nonperishables from doorsteps and deliver them to pantries across the region. “It’s our largest food drive every year,” Beck said. “Last year, the Scouts collected about 27,000 pounds of food for us, all in one day.” Jefferey Pickett, Scout Executive/CEO of the Juniata Valley Council, said the service project is woven into scouting’s DNA. “There’s a huge need for food, and there are folks whose needs are not met any other way than by local food pantries or the State College Food Bank,” Pickett said. “This is just ...

西米谷最新的鹰童子军自豪地穿着制服 - Simi Valley's newest Eagle Scouts wear uniform proudly
Simi Valley welcomed two new Eagle Scouts to the community recently and, proudly, one is a boy and one is a girl. Xavier Slevin, a 17-year-old homeschooled senior through Liberty Christian Academy in Thousand Oaks, joined the ranks of Eagle Scout on Sept. 17 after completing a service project aimed at improving public safety and enhancing a local landmark. With the help of fellow Scouts from Troop 622, Xavier led a beautification effort at the Simi Valley Elks Lodge earlier this year. His project included weed abatement, fire-prone leaf removal, fence repairs and construction of a parking barrier behind the historic Old Santa Susana Café. The work not only benefited the Elks Lodge community but also helped reduce fire hazards near the surrounding hills. “Scouting has been a huge part of my life,” said Xavier, who began his journey in second grade and went on to earn the Arrow of Light before pursuing the Eagle rank. “I’ve had so much support—from my troop, my leaders, friends, and especially my parents. I’m really grateful,” he said. Brandon and Jennifer Slevin, Xavier’s parents, were by his side throughout the years, watching him grow through the program’s many challenges and milestones. The rank of Eagle Scout is the highest achievement in the Boy Scouts of America and is earned by only about 6% of Scouts nationwide. Since its inception in 1911, the honor has represented leadership, service and commitment. Notable Eagle Scouts include astronaut Neil Armstrong, former President Gerald Ford, former U.S. Secretary of State and decorated soldier Colin Powell, baseball Hall of Fame’s Hank Aaron, and famous filmmaker Steven Spielberg. While still in high school, Xavier is completing his associate degree in humanities through dual enrollment at Moorpark College, which he expects to earn by the spring. After graduation, he plans to join the U.S. Air Force. While the date for his official Eagle Court of Honor ceremony has not yet been set, Xavier plans to remain active in ...

特斯拉 Cybertruck 车主以为自己是破坏者的受害者,结果却是缺陷 - Tesla Cybertruck owners thought they we...
Some Tesla Cybertruck owners thought they were victims of vandalism, but it turned out that it was just a factory defect. Earlier this year, amid Elon Musk’s controversial involvement in politics, there was a noticeable surge in vandalism against Tesla vehicles, particularly Cybertrucks. Therefore, it’s not too surprising to see some owners worried that they were victims of vandalism when strange inscriptions appeared on their electric trucks. Earlier this week, a Tesla Cybertruck owner posted on a Cybertruck Facebook group: Any ideas how to remove a hydrochromic paint? Some person vandalized my truck. It only appears when wet. The owner shared images of what he believed was invisible ink being used to vandalize his truck: Several other owners chimed in and confirmed that they weren’t alone with this issue. However, it is not vandalism. It’s a problem with Tesla’s protective film at the factory. Another Cybertruck owner, Christian Maciel, had the same issue. He brought it to the Tesla service and shared the technician’s report. The report mentioned “other owners report different initials (‘MPS’, ‘BLT’, ‘WC’)” showing up on the B pillar when wet – confirming that it is a widespread problem. The culprit is an imprint from the factory protective film. Tesla wrote in the report: Technician inspected the driver-side B-pillar and verified the presence of a persistent mark (‘BVT’) that appears when wet, confirmed as residue from factory protective film. The issue was caused by residue left after the removal of the factory’s protective film. Technician replaced the left-hand B-pillar applique to address the issue. The fix was validated by ensuring the mark no longer appears when the surface is wet. Top comment by StalePhish I have a 2018 Model 3, and recently I noticed a very faint "OK" that seems to be inbetween layers of glass on the ceiling. It's just barely visible, but I think it was some sort of chaulk or grease pen that was used as a quality control inspection, but n...

特斯拉“疯狂麦克斯”首次受到监管关注 - Tesla ‘Mad Max’ gets its first bit of regulatory attention
Tesla “Mad Max” mode has gotten its first bit of regulatory attention, as the National Highway Traffic Safety Administration (NHTSA) has asked for additional information on the Speed Profile. A few weeks ago, Tesla officially launched a new Speed Profile for Full Self-Driving (Supervised) known as “Mad Max,” which overtook the “Hurry” mode for the fastest setting FSD offers. It launched with Full Self-Driving v14.1.2, and it was no secret that the company was looking for a new mode that would cater to more aggressive driving styles. The release notes showed the description of the Speed Profile as: “Introduced new speed profile MAD MAX, which comes with higher speeds and more frequent lane changes than Hurry.” It certainly lived up to its description. In our testing, it was aggressive, fast, and drove similarly to some of the more challenging traffic patterns I’ve come across. In normal highway driving, it was one of the quicker cars on the road, while other applications saw it be a suitable version for navigating things like rush-hour traffic. Here’s what my experience with it was: 🚨 Tesla “Mad Max” testing on FSD v14.1.2 It drives like a human being! Consistent lane changes, keeps up with quicker traffic, very refined Well done Tesla Team pic.twitter.com/wzTucDhczA — TESLARATI (@Teslarati) October 19, 2025 While Tesla owners have certainly enjoyed the feature and the behaviors of Mad Max, the NHTSA said it is in contact with Tesla about it, looking to gather additional information. Additionally, it said: “The human behind the wheel is fully responsible for driving the vehicle and complying with all traffic safety laws.” The important thing to note with Mad Max mode, along with the other Speed Profiles, is that the driver can choose whichever one they’d like, and they all cater to different driving styles. While Mad Max is more aggressive, modes like “Sloth” and “Standard” are significantly more conservative and can be more suitable for those who are not comfortable...
