James Davidson, Houston-based capital markets partner in the REIT practice at Hogan Lovells, was a guest on the latest episode of the REIT Report podcast. He discussed the recent Fermi Inc. IPO and its implications for the REIT industry, particularly in the context of the energy and infrastructure assets that are needed to fuel the buildout of AI technology. “The way to think about Fermi is that it's a mainstream attempt to finance the physical side of artificial intelligence with a REIT wrapper…that is highly investable to the broadest set of investors,” Davidson said. He discussed the evolving role of infrastructure in the REIT space, the potential for strong foreign capital investment, and the challenges faced in integrating energy and infrastructure assets into the REIT model. Davidson added that energy campus REITs have the potential to grow from a position on the fringes of the REIT industry to one of its largest segments over the next decade. “That doesn't mean that every project will qualify as a REIT on day one. Qualification is tactical and fact-driven, but directionally, the center of gravity is shifting towards a campus-based, energy-anchored real estate platform,” he said.

State College Food Bank, Boy Scouts partner to fight hunger STATE COLLEGE — At the State College Food Bank, the shelves may look full, but Executive Director Allayn Beck knows how quickly they can empty. The nonprofit, which serves more than 500 Centre County households each month, is entering its busiest stretch and one of its most crucial community food drives happens this weekend. “We’re seeing more people come, and food is costing more,” Beck said to during a recent tour. “We’re serving more, and it’s costing us more to serve them.” The food bank is funded almost entirely by private donations, grants and community giving. “We do get United Way funding and support from foundations,” she said. “But we are almost entirely privately funded.” The pantry’s client-choice model allows families to “shop” every 30 days for one to two weeks’ worth of groceries using a point system based on household size. There are no income guidelines, an intentional decision aimed at reaching those who fall outside federal poverty thresholds, including the “ALICE” population (Asset Limited, Income Constrained, Employed). “If you live in Centre County and identify as needing food, we want to make sure you get food,” Beck said. Feeding that pipeline depends on volunteers — more than 100 committed helpers each week — and on a steady inflow of donated food. Large tract of South Strabane Township land pitched as potential AI data center A 1,500-acre plot of land in South Strabane Township owned by CNX Resources is currently being pitched as the potential location of an AI data center. Chicago-based real estate firm JLL announced this week it would be marketing the land off of Zediker Station Road to be leased. JLL also has offices in Pittsburgh with more than 500 employees. The property is near the flyover ramp connecting interstates 70 and 79. A press release issued by JLL states there are “400 buildable acres” on the property. “Pennsylvania is capitalizing on its energy infrastructure advantages to capture an increasing share of data center growth,” said Dan Adamski, executive managing director at JLL in the release. “Washington County’s location between established data center markets in Northern Virginia and Columbus, Ohio, combined with this site’s unique sustainability attributes, positions it as an attractive option for hyperscale development. The combination of available land, power infrastructure, and the innovative approach to sustainable energy creates a compelling value proposition that reinforces Pennsylvania’s competitive position in this sector.” Washington County Commissioner Nick Sherman was also quoted in the release as saying the county “is proud to support this transformative project.” “The Zediker Station property is primed for development and represents significant economic opportunity for our community – bringing quality jobs, infrastructure investment and innovative energy solutions,” Sherman said.
